Rental Options

The Manor House Inn offers a variety of rental options to best suit the needs of every traveler.


Nightly Rentals:

A traditional nightly stay with the added bonus of a homey feel. The nightly rate includes complimentary coffee, juice and basic grab-and-go breakfast in the morning or a breakfast voucher to The Elm Street Eatery built into the price of your stay. They offer classic, home-style breakfast options that can't be beat - in either taste or price!

This breakfast offering is good on any regular nightly rental.

Nightly Corporate Rentals:

Much the same as the nightly rental options, we offer a nightly stay with a breakfast built into the price. The advantage of staying with us while in town on business is that we have a smaller, more relaxed atmosphere with a comfortable home-like setting.

Traditional Bed and Breakfast Experience:

The Manor House Inn is proud to offer a traditional bed and breakfast for our guests. We not only have six rooms to choose from for your stay, but we include a delicious home-cooked meal in the morning. Let The Manor House Inn crew fix you a delicious breakfast to get your day started.

This breakfast option is only offered on Sunday mornings, but well worth the stay.

Whole House Rentals:

The Manor House Inn is available to be rented as one unit. Got a family reunion or wedding to attend for the weekend? Need to house a bridal party or family in one location?

up to $250 for any Whole House rental that results

in damage or an excessive amount of cleaning**

A few quick policies to consider:

  • Check-in times are 3:00–7:00 PM unless other arrangements have been made.

  • Check-out will be by 11:00 AM unless other arrangements have been made.

  • Due to the age of the house, we are not handicap accessible.

  • Even though we are an inn/bed and breakfast, no one occupies the property full time. If assistance is needed and no staff member is on property, please call us at (417) 718-6200 and we will be happy to help you.

  • Although we do not sell, serve or restrict the consumption of alcohol on premises, there are to be no parties thrown on property or in the house.

  • There is no smoking, use of e-cigarettes, burning of incense or open flames of any kind allowed in the house, in any room. Please use the back parking area of the house to smoke. If we find evidence of smoking in your room or in the house, there will be a $350 minimum (and up to full replacement value) fee added to your bill to cover the costs of cleaning or replacing items that have been damaged.

  • There is an outside smoking area designated off the back parking area for your convenience. Please keep all smoking to this area of the property.

  • When renting the house as a Whole House rental option, we reserve the right to require a refundable $250 cleaning/ damage deposit which will be refunded after we verify the house has been left in good condition with no damage.

  • There are also no pets allowed on premises. If we find evidence of pets in your room or in the house, there will be a $350 minimum (and up to full replacement value) fee added to your bill to cover the costs of cleaning or replacing items that have been damaged.

  • If you lose or do not return your room key upon check-out, there will be a $100 key replacement/ locksmith fee added to your bill to cover costs.

  • There will no unregistered, overnight guests allowed. We are a private facility and it is for the exclusive use of our overnight guests. This ensures a quiet, relaxing and secure environment for all of our guests. If a guest would like to have a visitor, it must be prearranged with the owners. Guest rooms are intended for guests, not as gathering places.

  • Room occupancy is limited to a maximum of two guests per room, except for The Dogwood Suite, which has a maximum occupancy of four guests. Guests reserving one room but arriving with more than the maximum number of people (regardless of age) will be held to the maximum occupancy requirements and will be responsible for the full room rate regardless of whether they choose to stay.

  • Due to the nature of our business and the fact that some bedrooms do require the use of shared bathrooms, please, NO NUDITY in public areas. Please be covered when going to and from the bathrooms. We’d like The Manor House Inn to be a comfortable environment for all guests.

  • Quiet time will be from 10:00 PM–6:00 AM to allow guests some relaxation and quality sleep.

  • All guests are more than welcome to use the front awning and driveway for loading, unloading and registration purposes, but please pull around to any of our provided parking spaces for the remainder of your stay. We have several parking spaces available in the back parking area as well as four parking spaces available on Sherman Ave.

  • On the Sunday mornings, when breakfast is served at The Manor House Inn, it will be served at 8:30 AM in the main dining room.

  • Our Reservation & Cancellation Policies:

    • Advance reservations are recommended though walk-ins are welcome. (If you arrive and no one is on-site, please call us at (417) 718-6200 and someone will be there as quickly as possible)

    • All reservations must be secured with a credit card (Visa, MasterCard, Discover or American Express). Final payment is accepted with credit card, debit card or cash. Gift certificates, directly from The Manor House Inn only, will be accepted as well.

    • Your reservation is a binding agreement between you and The Manor House Inn.  When a you make a reservation, we agree to provide that room(s) to you on the date(s) you reserved.  We decline all subsequent requests for that room and that date and we do not overbook our rooms.  In turn, by making the reservation, you agree to abide by all inn policies and pay for the entire reservation. The terms of cancellation for your particular reservation are shared with you before you confirm your reservation with a credit card and the policies are restated via a confirmation email as long as the guest has provided an accurate email.  We recognize that circumstances arise, sometimes out of a guest’s control, requiring the cancellation of a reservation. However, as a small business, cancellations have a significant impact on us and the services we are able to provide. Therefore, we cannot make exceptions to the cancellation policies and the applicable cancellation fee will be charged.

    • Cancellations from the time the reservation is made up to twenty-one (21) days prior to the date of your reservation are subject to a $20 handling fee. 

    • Cancellations with notice of ten to twenty (10-20) days prior to the date of your reservation result in a 50% charge of the room rate for all dates canceled per room.

    • Cancellations with notice of nine (9) or less days prior to the date of your reservation result in a full charge of the room rate for all dates canceled per room.

    • Same day cancellations and “no-show” reservations will be charged at 100% of the room rate for all dates canceled per room.

    • If the cancelled room is re-booked with another guest, the 50% or 100% charge will be reduced to a $20 handling fee.

    • A "no-show" is considered when by 8:00 PM, no one has shown to fulfill their reservation. A "no-show" is exempt from all re-booking reductions and the full price will still be charged.

    • Please note that rescheduling your stay constitutes a cancellation.

    • Corporate guests may be subject to a different cancellation policy.
